Telangana’s Registration and Stamps department enables you to check the status of your EC certificate online apart from the other services related to property registration in Telangana.
As per new registration rules 2020, Telangana land registration also needs the following documents apart from EC:
Pattadar passbook for agricultural land
Photograph of how the property looks
Address proof of the seller and the buyer
Aadhar card
PAN card
Power of Attorney
Identity proof of witnesses, seller, and the buyer
Property card
Section 32A photo form of witnesses and executants

The step to apply for EC Telangana online is:
Step 1: Visit website: Meeseva.
Step 2: Click on application forms on the left side of the home page
Step 3: Search for the registration tab in this list and expand it, Click on Encumbrance Certificate to download.
Step 4: Fill out the form you downloaded and submit it to the Meeseva centre
Step 5: Submit the processing fee, and the application will be forwarded to Sub Registrar’s Office
The message for process completion of EC Telangana registrations will be sent to your phone. You can also track the status of your EC application form on the Meeseva platform.

Step 1: Go to website: Meeseva
Step 2: Click on Encumbrance Certificate
Step 3: Agree with the disclaimer by clicking on submit
Step 4: Choose criteria to find EC by document or by property

Telangana’s property registration process takes less than ten steps. Here’s how:
Step 1: Go to the Telangana’s Registration & Stamps Department website.
Step 2: Create your login ID
Step 3: Upload the required documents and pay the stamp duty and registration fee
Step 4: Book a time slot to visit Sub Registrar’s Office (SRO)
Step 5: Visit the SRO at that time slot for due diligence. Here’s what will be done at SRO:
Check slip will be prepared at SRO as per the details of the deed uploaded online
E-KYC will be conducted, and fingerprints of the registering properties will be collected
The above details will be verified against the Aadhaar database
Registration fees, stamp duty payment, and other requisite fees will be cross-checked through eChallan
Endorsements will be printed on the document
Land registration documents will be registered by the Sub Registrar once the above step is done. A document number will be provided to them.
Telangana land registration documents will be uploaded on the IGRS portal. Now you can download it when you need. You will be asked to make the necessary changes and re-submit the online application in case the verification is unsuccessful.
The time limit to present a document for registration after execution is within four months from the date of execution (signature). Post these four months, you need to present them within four months, and it is subject to a penalty of ten times the registration fee if you have permission from the District Registrar grants permission. However, you can present documents to the Sub Registrar within eight months. Post that, it cannot be accepted for registration.

Property buyers of Telangana can pay stamp duty charges online while registering the property online. Here are the steps to it:
Step 1: Visit Telangana Registration and Stamps Department's website
Step 2: Click on e-stamps under online services
Step 3: Choose document registration e-challan
Step 4: Register yourself, and you will receive a 12-digital challan number & five-digit passcode
Step 5: Proceed to pay
Step 6: Add your preferred payment method and pay
Step 7: Print the challan you get post payment & submit it to SRO
Note: No one is authorised to carry out stamp duty and registration transactions. You will be paying any fees or duties associated with the property at SRO only.
