In order to bring efficiency and transparency, the Land Revenue Department of the Bihar Government has created an online database of land records, known as Bihar Bhumi Bhulekh. These records are accessible on the Bihar Bhumi Bhulekh online portal which provides information like land type, owner name, encumbrances etc. on a particular land parcel. Users can access land records in Bihar by using details like khasra number or owner’s name, and get the related information.
Below are the steps on how to check and view land records, and estimate the Minimum Value Register (MVR) of land in Bihar.
Step 1: Visit the official portal Bihar Jamabandi Portal and select the district name from the map.
Step 2: User will be redirected to a new page. Select the zone/area from the map.
Step 3: On the next page, choose the name of the village.
Step 4: Upon choosing the village name, select one of the following criteria to search for the land records:
View all accounts of Mauza/Thana by name
View all Mauza/Thana accounts by Khasra number
View by account number
View by Khasra number
View by account holder name
Step 5: After selecting the Criteria, fill the required information. Click on the 'Search' tab to get the result.

Nowadays, users can download a certified copy of the land records in Bihar, online having digital signature from the Bihar Bhumi Portal in the following ways:
Step 1: Visit Bihar Bhulekh Portal by using your mobile number and register yourself as a public user.
Step 2: Once registered, login into the portal using your credentials.
Step 3: Select document type, district, mauza, and police station number to search for documents online
Step 4: View the document to check if it is the particular one that you are looking for.
Step 5: Users can now request for certified copy by clicking on the available options.
Step 6: Re-check the details given in the form. Submit the application once all the details and requirements are confirmed.
Step 7: Once the application is submitted, you will be redirected to a payment gateway to make the payment. Once the payment is done, an application number is generated. This can be used later on to track the status of your application.

To help landowners assess the exact value of their land in Bihar, the Minimum Value Register (MVR) facility was launched which can be used to find out the price of a plot based on its location in the state.
Step 1: Visit the official portal for MVR: Bihar Bhumi Jankari Portal.
Step 2: Enter the required information such as registration office, circle number, police station code, and type of land.
Step 3: MVR details will be displayed on the screen, which the user can then submit to obtain the requisite information.
One can also check for flat MVR on the Bhumi Jankari Bihar Land Record Portal by going through the following steps:
Step 1: Under 'Services' option on the Bhumi portal, click on 'View Flat MVR' from the drop-down menu.
Step 2: Enter the required details such as town/city, property location, police station code, plot, and total area of the apartment etc.
Step 3: Click on 'View MVR' to view the detailed pricing and the flat MVR.
Step 1: Visit the Bihar Bhumi Jankari portal and click on 'View Land Transaction' under the 'Services' menu. In order to search for the EC (Encumbrance certificate), click on the link provided.
Step 2: Enter the requisite details in the format specified on the screen and click on show transaction.

Step 2: Fill the required information such as district and village name.
Step 3: Click on Search. You will see the requisite information displayed on the screen.
With the digitization of land records, the process of online tax payment in Bihar has become very easy and simplified. Land owners and tax payers can check their land tax (also called lagaan) liability, and also make online tax payment easily on the official Bihar Bhumi Bhulekh portal.
While most of the web pages on the portal can be translated into English, there are some complex legacy land revenue terms that are only mentioned in Hindi. Users should be fully aware of the meaning of these terms for smooth completion of tax formalities.

Step 4: After entering the details and security code, click on the search tab.
Step 5: Clicking on the 'C' tab will display all the information regarding the tax liability of the land on the screen.
Parimarjan or Bihar Bhumi Sudhar facility can be availed by the land owners on the Bihar Bhumi Jankari portal to rectify the mistakes in the old land records. Users can apply for any correction in their land records on the Bihar Bhulekh portal. After successful application by the user, the application can also be tracked using the Application ID generated on the portal. If required, the Land Revenue Department may ask users to submit supporting documents to rectify the mistake.
The Bihar land records including Bihar Bhumi Registration can be accessed on the Bihar Bhumi Jankari portal by using party name and serial number as search criterion.Users can obtain all the information related to the land from anywhere, at any time, through the online portal.
