The Kerala Registration Department has recently launched an online registration portal to provide a facility for applicants to get an encumbrance certificate (EC) online in Kerala. The best part is that one can also check land records online through this portal, and pay stamp duty and registration fees online. The government of Kerala came up with this initiative to minimize the time and effort of people to access the services. The encumbrance certificate, Kerala, is the most crucial document in land registration. It states that the property ready to be registered is free from any illegal complications and litigation.

Step 1: Visit the Kerala Registration Portal
Step 2: Select the "certificate" option from the navigation menu and click on it.
Step 3: In your window, a drop-down will appear, click on "Encumbrance Certificate”.
Step 4: Click on "submit an application for EC".
Step 5: Complete the required fields and make an online payment.

- Make sure you enter your current mobile phone number in the application, as you will receive an SMS with the same.
- Provide the applicants' details in English while making an online payment to secure the transaction ID and GRN generated for checking status.
- Make sure the details you fill in are correct, as the department will not take any responsibility for incorrect certificates due to the mistakes in your application.
- The fee for this process is non-refundable, so be thorough with the details. You will see a 'Wish to get Priority' option, which is used if you want to get priority on certificate generation.
However, you would have to pay twice as much. The certificate is generated in Malayalam by default. If you wish to receive the certificate in English, mention the same in the 'Need Certificate' field.
- Details about the successful submission, generation, and certificate issue will be sent via SMS.

The government of Kerala has enabled the service to download and view EC certificates on the Kerala registration department. So just follow the below-mentioned steps to view the EC status.
Step 1: Visit the Kerala Registration portal
Step 2: Click "View/Download EC Kerala Online”.
Step 3: Mention the transaction ID, which was at the time when payment was confirmed.
Step 4: Click ‘Check Status' to view the EC.

It requires only four easy steps to verify the EC Kerala on the district portal.
Step 1: Visit the eDistrict portal
Step 2: Click on the "certification verification" tab.
Step 3: Choose the certificate service and type in the certificate number.
Step 4: Click on "Submit”.
The results will appear on your screen.

The Kerala registration department has allowed the use of e-stamps for registration if the value is more than Rs 1 lakh.
One can buy these e-stamps online from the portal of the Kerala registration department. The stamp duty is calculated at 8% of the total property value, whereas the registration charges are 2% of the total value.

Step 1: Visit the Kerala Registration portal
Step 2: Choose the "new user option".
Step 3: Fill in the required fields and click "Submit".
Step 4: A unique ID along with a password will be generated, and your registration process will be completed.
Step 5: Return to the Kerala Registration portal and log in.
Step 6: Scroll down, and you'll see document registration at the bottom.
Step 7: Fill in the required details and proceed to 'View Token'. A list of time slots will appear on your screen. You can choose the one that suits you the best.
Step 8: Choose the relevant transaction type and click "Submit".
Step 9:Fill in the necessary details and click on "Next”.
Step 10: After landing on the next page of this online form, enter the mandatory details and click "Next”.
Step 11: Enter the edited executant details and click on "next".
Step 12: Fill in the details about the property for its registration.
Step 13: Proceed to the next page, mention the details of the building, and hit "Next”.
Step 14: On the next page, choose which claimant is attached to the property (in the case of multiple owners).
Step 15: Mention the information regarding all enclosures relevant to the property. The documents on the list should be presented in original at the time of registration.
Step 16: Now provide the detailed identification information of the witnesses.
Step 17: Type in the stamp paper details.
Step 18: Once you review all the information you provided, choose the "Accept & Submit to SR" option.
