This lower limit is known as the circle rate of property. The circle rate is determined by the governing authority which is most often the municipal corporation of a city.

Before we get into the details of how much the circle rate and other multiplying factors affect the value of your property in Delhi, it’s important for us to understand an important factor that affects circle rates, and location.
Delhi is divided into 8 zones by the Municipal Corporation of Delhi (MCD). These zones range from the localities with the most amenities and highest circle rates, Zone A, to the localities with the least amenities and lowest circle rates, Zone H.

Similar to plots, residential properties in Delhi also need to abide by the circle rate set by the Municipal Corporation of Delhi for the purposes of valuation. The circle rate for residential units or flats varies according to the following factors:
1. Type of developer, i.e. DDA or society flats or private developers.
2. Type of colony, i.e. private colonies
3. Size of flat
4. Multi-storey apartments

The circle rate for agricultural land in Delhi is based on the district your land is in instead of the residential zones that Delhi has been divided into. In each of these districts, the land is divided into three categories:

The age of a property affects its valuation for all intents and purposes. Thus the age factors into the calculation of circle rates of a property as well. Instead of a fixed circle rate depending on the age of a property, a multiplying factor is used to determine the effect of age on the circle rate of a property.

To calculate the circle rate for various types of properties offline, use the following formulas:
1. Circle Rate of Plot = Size of Plot x Circle Rate as per zone
2. Circle Rate of Property Constructed on Plot = Size of Plot x Circle Rate as per Zone + Built-up Area of property x Minimum Construction Cost x Multiplying Factor as per Age
3. Circle Rate of Apartments = Built-up Area of property x Minimum Construction Cost x Multiplying Factor as per Age
4. Circle Rate of Multi-Storey Apartments = Built-up Area of property x Circle Rate for Multi-Storey Apartments
For those who do not wish to go through the tedious process of calculating the circle rates for their property manually, there is another option. The Municipal Corporation of Delhi provides an e-Circle Rate Calculator.
All you need to do is fill in certain property information like the sub-registrar for your property, locality your property is situated in, Deed name, and the Sub-deed name. Once you’ve added this information and hit submit, the portal will automatically help you calculate the circle rate for your property.
