The government of Karnataka in 2021 introduced an online portal known as e-Swathi. The Rural Development and Panchayat Raj Department oversee the e-Swathu Karnataka portal, which was created expressly to assist individuals in gaining access to forms 9 and 11 for property taxation, registration, sale, and purchase.
E-main Swathu's fundamental motive is to give Karnataka citizens an easy way to access property-related paperwork and secure themselves from any sort of scams. Because of this, many instances of forged land and property transactions have decreased because of e-Swathu Karnataka.
For non-agricultural properties under their control, the Gram Panchayat created the Form-9. The Karnataka Panchayat Raj issues the Form 9 document in accordance with the Grama Panchayat Budgeting and Accounting Rules, 2006 (Rule 28, Amendment Rules 2013).
The Gram Panchayat also issues Form 11 for non-agricultural land under their control, similar to how Form 9 is given. The rules should be in accordance with the 2006 Karnataka Panchayat Raj Rules (Rules 30, Amendment Rules, 2013).
Certain government employees can only create and edit Forms 9 and 11 using their respective credentials. For users, there is no requirement for registration or account creation. The role of users is to follow the process and gather information from the portal in order to know the status of their properties.

The procedure to create Form 9 and Form 11 on the e-Swathu Karnataka portal are listed below.
Step 1: Go to the e-Swathu online portal.
Step 2: Enter your login ID
Step 3: You must first select the second option, "Addition of new property details," on the menu page's left side.
Step 4: Fill in the details, select "Ulisu Aasthi”, and select "Save".
Step 5: Now click on the "Owner" tab and fill in the details.
Step 6: Upload the documents, enter information like dimension, GP coordinates, and rights, and click on "Save".
Step 7: Enter the registration and electricity information to apply for Form 11. Once the data is saved, your Form 9 and Form 11 will be created.

Step 1: Visit the official e-swathu Karnataka portal.
Step 2: Click on 'Search Property'
Step 3: Select a form from form-9 or form-11B. After this, select the district, block, gram panchayat, and village.
Step 4: Your form will be saved on your system, and you can access it using your property ID.
Yes, if you wish to verify a digitally signed form from the portal, follow the steps below.
Step 1: Visit the official e-Swathu online portal.
Step 2: Click on "Verify.”
Step 3: Now click on “Verify Documents.”
Step 4: Mention the document number or certificate number.
Step 5: The result will be presented in your window

Step 2: Go to verify and click on "Property Tax Calculation”.
Step 3: A new window will appear where you must mention your property ID.
Step 4: Select the property tax year from the dropdown menu and click on "Submit".
Step 5: Your screen will show the property tax balance that is owed.
Step 1: Visit the e-Swathu Karnataka official website.
Step 2: Select the "Check whether this property may be registered" option from the main menu.
Step 3: Type in the Property ID and click on "Submit". You will be taken to the page showing the property's status after submitting this form.
