Step 1: Login to the BBMP portal to pay BBMP property tax online.
Step 2: Enter the application, PID, or Renewal Application numbers.
Step 3: Click on the 'Retrieve' option.
Step 4: Go through the available details and choose 'Proceed,' which will redirect you to Form 4.
Step 5: If any changes need to be made, click on the box and select 'Proceed.' It will redirect to Form 5.
Step 6: Ensure the details are correct and proceed to BBMP property tax payment. The amount can be either paid in installments or in full.
Step 7: After the completion of payment, you will get an e-receipt on the BBMP Property Tax portal after 24 hours, and the receipt can be downloaded.
In Bangalore, the BBMP Property Tax PID number is the property identification number provided to each property. Follow the below-mentioned steps if you wish to know your Bangalore PID number:
Step 1: Visit the BBMP Property Tax portal at https://bbmptax.karnataka.gov.in/.
Step 2: Select 'GEPTIS' available at the bottom right of the page.
Step 3: Login to your account. If you are not an existing user, get yourself registered first.
Step 4: Click on the property located on the map. Now you will receive your New PID number.
Step 5: You can check the details of your property using PID Number.
BBMP has made it adhere in advance that they are not responsible for any excess or double payment or in case of online payment failure.
In case of BBMP tax payment failure, the user should contact their respective bank.

The receipt will be generated via check for the BBMP tax payment once the cheque gets cleared.
The receipt for the property tax payment online in Bangalore can be directly downloaded from the BBMP Property Tax Karnataka portal. To download the same, mention the assessment year, application number and captcha code. Select 'Submit' and print the receipt for future reference.
The per square foot tax rate per month (Unit), which is fixed based on the address and street of the property (Area), is multiplied by the current property rate (Value) to determine the BBMP property tax.
BBMP is divided into six zones according to the Department of Stamps & Registration of Karnataka—similarly, the BBMP property tax value changes based on the zones in which your property is situated.
Below are the three ways by which BBMP property tax can be calculated:
Annual Rental Value: Under the ARV system, also known as Rateable Value, BBMP fixes the gross yearly rent of property and imposes tax based on the estimated value. It is calculated based on the property's amenities, size and location. Even Chennai follows the same system.
Capital Value System: Under CVS, tax is calculated based on the property's market value. The Department of Stamp Duty usually fixes the market value of properties in CVS. Even Mumbai follows the capital value system.
Unit Area Value: The UAV is calculated based on the per sq foot rate per month. It is based on location, the street of the area where the property is located, then multiplied by the current market value of the property. Bangalore follows the unit area value system.

Steps To Check The Payment Status of BBMP Property Tax
Follow the below-mentioned steps to check the status of BBMP Property Tax online:
Step 1: Login to the BBMP property tax online portal.
Step 2: Select the 'Payment Status' option on the home page.
Step 3: A new window will open where you can search BBMP online tax payment status either by application number, challan, or transaction number.
Once the desired option is selected, click the retrieve button, and details will be displayed.
Step 1: Visit the BBMP online portal.
Step 2: Select the 'Grievance' option and choose 'Raise Ticket.'
Step 3: Mention your mobile number, taxpayer name, and message subject, and choose the year.
Step 4: Now mention your concern/issue.
Step 5: Select 'Submit'
You can also check the status of your issue by providing a ticket number.
You can fill out an application form in the Assistant Revenue Office of Bangalore One and can pay the BBMP Property Tax offline via DD or cash. Just visit the designated bank branch to pay BBMP Property Tax manually. But remember that it can only be done between 9 AM to 12 PM and 3 PM to 7 PM.
