What Is Patta?

A legal document that the government of Tamil Nadu issues in the name of the owner of the property is known as the Patta document. One can easily obtain the document from the Tahsildar's office of the district. The document consists of the following details-

  • Name of the district and village.

  • Patta number

  • Name of the actual owner

  • Subdivision and survey number

  • Wetland or dryland in Tamil Nadu 

  • The area of land

  • Tax details

What Is Chitta?

A chitta is a land revenue document usually maintained by the VAO (Village Administrative Officer) and the Taluka office. The document contains the below-mentioned details of the ownership, actual size, the area of the land, etc. 

But one important thing to remember is that, as of 2015, the Tamil Nadu government stopped issuing Chittas. Instead, they merged Patta and Chitta into one document, and that document now consists of all the mandatory details.

How To Apply For A New Patta Chitta Online Registration in Tamil Nadu?

The records of chitta patta are now available online, and you can access these documents by approaching the concerned Taluka office. Below is the procedure in order to get chitta patta online.

Step 1: Visit the patta chitta tamil website: https://eservices.tn.gov.in/eservicesnew/. The website is available in English and Tamil languages. 

Step 2: View Patta and FMB, Chitta, or TSLR Extract and choose the district in which your property is situated. 

Step 3: Fill in the details like Taluk, Village, Ward, and Block along with the Survey Number and Sub Division Number. 

Step 4: After submitting the details, a certificate from the Town Survey Land Register will be issued online. In the certificate, details on the type of construction, municipal door number, location, type of land, etc., will be mentioned. Click here to view the validity of the issued certificate. 

Note: By choosing the option of applying for a Patta document online, you will be charged a fee of Rs 100, which you have to pay online.

What Details Will You Get In The TN Chitta Patta Document Online?

The Tamil Nadu Chitta Patta documents can now be obtained online. The following major components will be covered-

  • The name of the owner

What Is The Process To Verify Your TN Patta Certificate?

If you wish to verify your TN Patta certificate, all you need to do is follow these two simple steps:

STEP 1-Visit the patta online website

STEP 2-On the page, select 'Verify Patta'.

STEP 3-Enter the "Reference Number."

STEP 4-Click on 'Submit' 


What Are The Documents Required For Patta's transfer?

You will need a patta online transfer application. But along with that application, you also need to submit the below-mentioned documents.

  • Duly signed transfer patta application

  • A copy of the sales deed

  • Verification of original documents

  • Proof of the possession of the property in the form of an electricity bill or property tax receipt etc.

  • Encumbrance certificate

What Is The Procedure For The Transfer of Patta?

At the time of property sales, the transition of PATTA online is done. The Patta transfer is close to the Patta land registry process. Based on the concerned department's report, the application may be rejected or approved. The mandatory documents required for transferring the Tamil Nadu Patta are listed below.

  • A photocopy of the sale deed

  • Use your electricity or water bill as proof of your ownership

  • Encumbrance certificate

How Do You Change The Name In Patta?

In order to change the name in Patta, there is no online process available. Nevertheless, you can follow the below-mentioned steps to complete the name change process.

Step 1: Fill out the Patta Transfer form at the Taluk or Village Administration Office.

Step 2: Fill out the form and apply.

It usually takes 15–30 days to issue a new Patta document.
