When you buy a property in Navi Mumbai, it falls under the jurisdiction of NMMC (Navi Mumbai Municipal Corporation). More than 3,25,179 properties are registered under NMMC and are liable to pay the NMMC property tax.

- 58,611 are non-residential
- 5,636 are industrial

How To Calculate NMMC Property Tax?
You can calculate the NMMC property tax based on the rateable value of your property. NMMC declares the rateable value for every financial year to maintain transparency in tax calculations. The rateable value depends on the following factors:
- Any additions made to the property
- Property’s rent
- Property’s use
- Construction type
Make sure to calculate the NMMC property tax based on the percentage that is fixed by the government. You can calculate it online or manually. The standard property tax value stated by NMMC are:
- 38.67% of the rateable value for residential properties
- 68.33% of the rateable value for non-residential properties

Step 1: Figure out the rateable value of your property from the NMMC declaration. You can also find your property’s annual expected rent.

How To View NMMC Property Tax Bill?
The government allows you to view your NMMC property tax bill online. Here are the steps to view property tax bill:
Step 1: Go to NMMC’s official website
Step 2: Click on property tax and enter the property code
Step 3: Click on the search button
Step 4: Check the property details, penalty, and outstanding amount
Step 5: Select view current bill
Step 6: Download the bill and take a print of it
Alternatively, you can also check NMMC property tax bill search by name using the property search option. Here are the steps to it:
Step 1: Go to the NMMC's official website
Step 2: Click on the property search
Step 3: Fill out your property’s details like owner’s name, building, sector, ward, and plot
Step 4: Check the property details, penalty, and outstanding amount
Step 5: Select view current bill
Step 6: Download the bill and take a print of it

How To Make NMMC Property Tax Payment?
You can make the NMMC property tax payment in two ways:

Step 1: Go to https://www.nmmc.gov.in/property-tax2
Step 2: Click on property tax and enter the property code
Step 3: Click on the search button
Step 4: Select pay online after checking the property details, penalty, and outstanding amount
Step 5: Choose the payment method you prefer
Step 6: Take a print of the challan once the payment is done
NMMC Property Tax Offline Payment
Here are the steps for offline NMMC property tax payments:
Step 1: Go to NMMC's website
Step 2: Click on property tax and enter the property code
Step 3: Click on the search button
Step 4: Select pay offline to generate an offline challan
Step 5: Download the challan and visit the NMMC ward office near your home to pay property tax
Step 6: Preserve the challan for future reference

If you delay the NMMC property tax payment, the government will levy delay payment charges (DPC). Hence, you will have to pay this penalty with the principal tax amount.
The last day to make NMMC property tax payment falls in February of each financial year. You can also register for an SMS alert to get a notification for the last date and payable amount for your property’s tax.

NMMC Property Amnesty Scheme
The non-payment of property tax causes the government a loss of revenue. Hence, the government levies a penalty in case of non-payment of property tax. It helps the government recover from those losses.
The government had decided to waive penalty amounts for most NMMC property taxpayers during the pandemic and implemented Abhay Yojana in place of it. Under this, the citizens can opt to pay the pending tax with only 25% of the penalty encouraging the citizens to pay their dues. The service can be availed via the official website.
