The government of Kolkata collects the Kolkata Municipal Corporation (KMC) property tax from homeowners each year to make the process more transparent and simpler. KMC Property Tax: How Is the Tax Calculated?

The Kolkata Municipal Corporation Amendment Bill was passed on December 15, 2016, marking the introduction, assessment & collection of KMC property tax in Kolkata. In March 2017, KMC introduced Unit Area Assessment to simplify the property tax computation in the city. Under this, the city is divided into 293 blocks and, further, into seven categories, i.e. A to GThe bifurcation is done per the properties' market value

A Base Unit Area Value (BUAV), or annual value per square foot, is assigned to each category (A, B, C, D, E, F, and G). Group 'G' has the lowest BUAV, while category 'A' has the most.


KMC Property Tax: Formula To Calculate The Property Tax

Below is the formula for property tax calculation in KMC under the UAA system. 

Annual Tax = BUAV x Space that is covered/ Area of the land x Rate of tax (inclusive of HB tax) x Occupancy MF value x Structure MF value x Age MF value x Usage MF value x Location MF value


Steps to Make KMC Property Tax Payment

In order to make a KMC property tax payment, one should have their assessee number and registered mobile number. 

By visiting their official website www KMC gov, one can pay KMC tax payment online. It allows property owners to pay the taxes digitally without having to wait in long queues in government offices. 


Below are the steps to know the KMC property tax online payment procedure.

Step 1: Visit: https://www.kmcgov.in/KMCPortal/jsp/KMCPortalHome1.jsp, which is KMC’s online payment portal. 

Step 2: Look for the 'Make Online Payment' option to make a KMC property tax payment. 

Step 3: Choose 'Property Tax', then click 'All Bill'.

Step 4: Mention your details like the Assessee number, email id and contact number. 

Step 5: Make the KMC tax payment online and collect the KMC property tax receipt for future reference. 


KMC Property Tax: Steps to Make Offline Payment

Apart from KMC property tax online payment, you can also make payments offline. 

In order to make KMC property tax payment offline, follow the below steps.

Step 1: Go to the Kolkata Municipal Corporation Office.

Step 2: Ask for an application form for KMC property tax payment.

Step 3: Fill in the details like Assessee number, name and address of the owner, property ID, zone, category, registered phone number, and email address. 

Step 4: Now, you must submit the form along with the KMC property tax payment to the respective executive.

KMC Property Tax: Steps to Search for Assessee Information

Any user can search for Assessee information from the KMC gov in the property tax portal. Follow the below steps for the same:

Step 1: Visit the KMC Property Tax Portal. 

Step 2: From the left side of the panel, under the 'online services' option, opt for the 'Assessment-collection. 

Step 3: You will be redirected to another page, where you must click the 'Assessee Information Search' option.

Step 4: Mention the details like ward number, street, premise number, and assessee number. 

Step 5: Select 'Search', and the details about the assessee will be displayed. 


KMC Property Tax: Steps to Check Payment Status Online

After making the KMC property tax payment online, you can check the status of the payment by following the below steps:

Step 1: Visit the KMC Property Tax Portal.

Step 2: Under the 'online services' option, click "assessment collection'. 

Step 3: You will be redirected to another page where you have to select the 'Check Payment Status' option. 

Step 4: Again, you will be redirected to another page where you must mention the Assessee number.

Step 5: Click 'Search' to display your assessed payment status on your screen. 


KMC Property Tax: Steps to Print Unpaid Property Tax Bills

The KMC portal property tax allows users to download the unpaid KMC property tax bills by following the below steps:

Step 1: Navigate to the Kolkata Corporation portal. 

Step 2: Choose the Assessment Collection option under the Online Services tab.

Step 3: You will be redirected to another page where you have to select 'Print Unpaid Bill'.

Step 4: A new window will open where you have to enter the Assessee number.

Step 5: Now click Search, and the unpaid bill will appear on your screen. 


KMC Property Tax: Steps to Reprint The KMC property tax receipt

Although KMC property tax payment can be made online and offline, the receipt can be generated online. 

If the user loses the receipt, they can reprint the KMC property tax receipt online. 

Follow the below steps to reprint the KMC property tax receipt online.

Step 1: Visit the KMC Property Tax Portal.

Step 2: Choose the Assessment Collection, and you will be redirected to another page.

Step 3: Once redirected, choose the 'Reprint e-receipt' tab.

Step 4: A list of combined receipts will be displayed.

Step 5: Now select the period of receipts.

Step 6: Now, in the last, enter the assessee number and select the 'Search Receipt' option.

A KMC Property Tax receipt will be displayed based on the selected duration.
