Kaveri 2.0 is a recently launched online software in Karnataka designed to simplify the property registration process and make it more efficient for citizens.

The Kaveri Online Services platform is managed by the Department of Stamps and Registration, Government of Karnataka. It provides a range of services related to property registration, including document registration, property valuation, marriage registration, stamp duty calculator, appointment timings, generate e-challan, and locate sub-registrar’s office.

Kaveri 2.0 is just a significant upgrade to the already existing platform wherein it enables registration in just 10 minutes - thus speeding up the entire process.

Kaveri 2.0: Overview

The state of Karnataka launched Kaveri 2.0 on March 2, 2023. As per the Revenue Minister of Karnataka, R Ashok, this new software will make sure the property registration completes in 10 minutes. The citizens will not have to wait at the sub-registrar’s offices for hours or consistently follow up. 

Its pilot was launched at Chincholi and Belagavi sub-registrar offices. Here are a few more things you need to know about Kaveri 2.0 online portal:

  • It will simplify the registration process and divide it into three stages:

  1. Pre-registration
    The buyer will enter the necessary details required for property registration through an online process at this stage. It will help the sub-registrar verify property’s authenticity of the property. Once the verification is done, the buyer will be asked to pay online. The buyer will be able to schedule an online appointment at the sub-registrar’s office after the online payment is done. 

  1. Registration
    The buyer will visit the sub-registrar's office to present the sale deed and get the biometrics captured in the second stage.

  1. Post-registration
    In the third stage, the buyer will receive the digitally signed sale deed after the registration process is done.

You can use the following steps to register yourself as a new user on the latest version of the Kaveri portal:

  • Step 1: Visit the Kaveri online portal: https://kaverionline.karnataka.gov.in/

  • Step 2: Click on the register as a new user available on the right-hand side of the page

  • Step 3: Fill out all the details asked 

  • Step 4: Click on submit

Property Registration Process On Kaveri 2.0

Let’s say if you want to do a property’s registration in Bangalore. Here are the steps you will follow during the property registration process:

  • Step 1: You will send the deed to the sub-registrar office for sub registrar’s verification.

  • Step 2: You will be instructed to make the payment once everything is verified. The payment transaction will be done directly from your account to the department’s account

  • Step 3: A slot will be booked when you will go to the registrar's office and register yourself by putting your thumb and signature

  • Step 4: You will receive the EC (Encumbrance Certificate) and sale deed once the registration is done. It will be available online only.

Steps To Register Your Sale Deed on Kaveri 2.0

  • Step 1: Visit the Kaveri portal.

  • Step 2: Log in to the Kaveri portal with your credentials

  • Step 3: Click the document registration tab under the pre-registration data entry tab

  • Step 4: Enter the following information:

  1. Type of document

  2. Execution date

  3. The number of transacting parties 

  4. The page count of your sale deed

  • Step 4: Fill in the details of the parties involved as mentioned on their IDs. 

  • Step 5: Add the details of the witnesses as mentioned on their IDs. 

  • Step 6: Fill up all property details on Kaveri 2.0 portal like:  

  1. Type of land

  2. Location details of the property 

  3. District where you need to register your property

  4. The closest SRO office near your property

  • Step 7: Calculate the stamp duty charges on Kaveri 2.0 by filling in the following details:

  1. Property type

  2. Total area of the property

  3. Measurement unit 

  4. The locality name

  • Step 8: Upload the following documents: 

  1. Sale deed

  2. NOC (No Objection Certificate) 

  3. Address proof of property buyer and seller 

  4. ID proof of buyer, seller and witnesses

  • Step 9: Make the payment by choosing consideration payment details. 

  • Step 10: Enter the following details:

  1. Bank challan number

  2. Banker’s cheque number

  3. Challan date

Steps To Book An Online Appointment For Property Registration

  • Step 1: Visit the Kaveri portal.

  • Step 2: Log in to the Kaveri portal with your credentials

  • Step 3: Click the document registration tab under the pre-registration data entry tab

  • Step 4: Add the following details to initiate the registration process:

  1. Nature of the document

  2. Execution date

  3. Number of shares

  4. Total number of parties

  5. Page count 

  6. Number of document description. 

  • Step 5: Click save and continue

  • Step 6: Now use the following instructions (for Kaveri 2.0 portal) to add the necessary details:

  • Step 8: Select the checkboxes to verify the parties that the witness wished to verify

  • Step 9: Click on save

  • Step 10: Add the details of the person who created the deed

  • Step 11: Provide details about the property and click on save

  • Step 12: Key in the necessary valuation details and click save

  • Step 13: Upload the required documents on Kanataka’s Kaveri 2.0 online portal for registration and fill in transaction details

Your application will be saved. Once the SRO approves your application, the status of your application will change to approved by SR. After this, you can book an appointment. Here are the steps to follow after your application is approved.

  • Step 1: Click on the view option available beside your approved application

  • Step 2: Tap the appointment booking button

  • Step 3: Choose the appointment date 

  • Step 4: Click on proceed to e-payment button

  • Step 5: Tap on the make payment button

  • Step 6: Add your payment details and click on submit

  • Step 7: Choose your preferred payment method and click on pay

  • Step 8: Take the print of the receipt and click on the proceed to book appointment link

  • Step 9: Click on book appointment and select the date

  • Step 10: Click the book link under the book appointment column
